We had yet another strong year for luxury wine country real estate. The number of $3M plus residential sales went up from 34 to 38 in Napa County, an 11.8% increase. Sonoma County went up from 33 to 40, a 21.2% increase.
However, the stats show that the ‘average sale price’ of residential properties $1,000,000 and up are on the decline in some towns, with an upward trend in others. It should be noted that the reason there was a 242% increase over the past year for Angwin and Deer Park was because there was only 1 sale in 2015 and 7 sales in 2016. Likewise, in Oakville there was only 1 sale in 2014, 1 sale in 2015 and 2 sales in 2016.
